Contract Note

In 2021, Lear Corporation and Normak Investment Group publicly announced a broader second investment cycle in TIDZ Tetovo valued at €15 million, with an expected employment impact of approximately 1,000–1,200 additional jobs. This figure represents the wider industrial investment programme and must not be presented as EACOM’s construction contract value.

The project was delivered under EACOM’s former legal name, EUROVIA.

Context and purpose.

The LEAR Production Hall Expansion was developed within the Technological Industrial Development Zone Tetovo as part of the continued expansion of automotive manufacturing capacity at the site.

Normak Investment Group acted as the investor and developer, while the completed industrial space was intended for the operational requirements of LEAR Corporation, a global automotive supplier active in seating and electrical distribution systems.

The EACOM reference records a project area of 8,837 m², a published project value of 252,150,000 MKD and completion in 2022.

EACOM, operating at the time under its former legal name EUROVIA, contributed industrial construction execution, site coordination and the delivery activities required to complete the production-hall expansion.

Construction scope and deliverables.

01Construction delivery for the production-hall expansion
02Completion of 8,837 m² of additional industrial facility area
03Site organization and construction coordination
04Coordination of workforce, materials and construction activities
05Coordination with the investor, industrial user and relevant project participants
06Management of construction sequencing within the project programme

Delivery methodology.

Delivery of an industrial production-hall expansion requires coordination between the construction programme, site logistics, investor requirements and the operational needs of the future industrial user.

EACOM’s contribution involved the coordination of construction resources, site activities, materials and delivery sequencing within the overall expansion programme.

Particular importance was placed on programme control, interface coordination, construction quality and the preparation of the expanded facility for completion and operational handover.

The project was executed in an industrial-zone environment requiring structured coordination between the investor, the facility user, construction teams, suppliers and relevant site stakeholders.

Institutional construction delivery.

Automotive manufacturing facilities require construction delivery to be aligned with strict operational, logistical and programme requirements.

Production-hall projects must provide appropriate industrial space, circulation, access, building-services coordination and readiness for the installation and operation of manufacturing processes.

The LEAR Production Hall Expansion strengthens EACOM’s reference portfolio in large-scale industrial construction and the delivery of facilities intended for international manufacturing operators.

Outcomes and contribution.

The completed project added 8,837 m² of industrial production capacity within TIDZ Tetovo.

The expansion supported the continued development of LEAR’s automotive manufacturing operations and increased the physical capacity available for industrial activity at the site.

For EACOM, the project represents a significant reference in the execution and coordination of large industrial-building works for an internationally operated manufacturing facility.

Public healthcare services.

The expanded facility was developed to support LEAR Corporation’s automotive manufacturing operations in Tetovo.

LEAR’s Tetovo operation is associated with automotive seating and electrical-distribution systems, including the processing and cutting of leather and textile materials used in automotive seat-cover production.
