Construction scope and deliverables.
Delivery methodology.
Turnkey delivery required EACOM to coordinate the principal civil, structural, architectural, envelope and technical work packages within one integrated construction programme.
Execution progressed from geodetic setting-out and earthworks through concrete and reinforcement works, steel-related construction, installation of building-envelope components, façade execution, technical systems, internal completion and infrastructure works.
EACOM coordinated site personnel, subcontractors, suppliers, materials and interfaces between structural works, steel components, wall and roof systems, windows and doors, insulation, electrical installations, heating and cooling, water supply and interior finishing.
Completion activities included quality-control checks, resolution of outstanding works, technical-readiness preparation and coordinated handover to the client.
Institutional construction delivery.
Large mixed-use buildings require residential and business functions to be integrated within a shared structural, envelope and technical framework.
Construction delivery must coordinate different occupancy requirements, shared circulation, utility distribution, building-envelope performance, internal finishing and infrastructure connections across the entire property.
The 14,982 m² scale of the Franjo Kluz project required structured resource planning, procurement control, multidisciplinary sequencing and consistent completion standards across multiple work fronts.
The project strengthens EACOM’s portfolio in large-scale mixed-use construction, technical coordination and complete private-sector building delivery.
Turnkey construction and coordinated delivery.
EACOM delivered the project through a turnkey construction model covering the coordinated execution and completion of the principal construction and technical work packages.
The turnkey role required integrated management of site execution, materials, subcontractors, suppliers, technical interfaces, programme coordination, completion readiness and handover preparation.
The turnkey classification refers to construction delivery and must not be expanded into property development, project financing, architectural authorship, apartment sales or post-completion property management without separate documentary confirmation.
